Title Insurance Coverage

Here's a neat little chart that explains the coverage of the title insurance policy that was provided as part of the purchase of your home.

The default when using the residential real estate form of the Northwest Multiple Listing Service purchase and sale agreement is the middle column (Homeowner's Policy (ALTA 1998)).

The seller's title insurance policy provides "clear title" to the buyer and the buyer's title insurance policy provides protection to the lender should the buyer default on the mortgage loan.
