Tips for Sellers in a Buyer's Market

I just finished checking my morning "hot sheet" which gives me information about all the new listings and changes to existing listings (i.e., price change, status change, etc.) since I reviewed the MLS data late yesterday afternoon.

Aside from incorrect pricing, the most serious situation I continue to see is that sellers are ignoring to stage their houses.

Sellers, LISTEN UP, if your house is on the market for sale, especially if it's vacant, YOU MUST HAVE IT STAGED. And don't do this yourself unless you're an interior decorator or staging professional. You have lots of competition and if you want THE contract from a buyer (and there aren't many these days), your house had better stand out from the competition!
